BROKE MILL RV PARK POLICIES
My intent is to provide a clean, safe and secure RV Park with an environment that customers can relax and recreate in. To achieve this I place responsibility on the individual customer to operate and behave in a manner that does not infringe on the experience of other customers.
Reservation Policy Reservations can be made by phone or website. Deposit requirements may vary based on occupancy rate at the time. Monthly reservations will be confirmed with a $100.00 deposit by check or cash. Deposit will be applied to your first month rent upon arrival. Deposit will be refunded if cancellation is made at least 15 days prior to arrival. Please notify of cancellation as soon as possible.
Site Selection Every effort will be made to place you in or close to your preferred site. Sites are awarded on a first come first served basis in conjunction with consideration for length of stay, grouping of multiple rigs, extra people, vehicles or boats; pets, and physical limitations.
Early Departures There is no guarantee of refunds for early departures. Depending on circumstances and occupancy, a full or partial refund or credit may be given. There will be no refund given to customers evicted for any reason.
Monthly Extensions Monthly rates can be pro-rated and extended on a daily basis for up to 15 days beyond your due date when requested in advance.
Pet Policy Pets are welcome at Broke Mill RV Park, and we want you to enjoy having your pet here. In the park area, pick up after your pet and maintain control of your pet at all times. Pets should be constrained or on leash in the park. Guests are limited to two pets per site. Aggressive or dangerous animals of any kind or breed are prohibited. Guests that create a nuisance to others or fail to pick up after their pet may be asked to leave the park.
Visitors The facilities and amenities at Broke Mill RV Park are for paid guests only. You are welcome to have out of park friends over to your site for reasonable visits during reasonable hours. Please have your guests identify themselves at the office prior to coming into the park so that we know who they are. Visitors are not allowed in the pool or amenity buildings, these areas are for paid guests only.
Electricity Charges The monthly rate for electricity is computed according to the Texas Utilities Code as follows:
SUBCHAPTER C. METERING IN RECREATIONAL VEHICLE PARKS
§ 184.034. COMPUTATION OF CHARGES. (a) For the purposes of computing the charge for electricity under Section 184.033(4), the recreational vehicle park owner shall divide the amount charged the owner by the supplying utility for the preceding fiscal year by the total number of kilowatt hours consumed by occupants visiting the park in the preceding fiscal year and round the quotient to the nearest cent.
Please bear in mind that rates you may have seen advertised are probably residential non-delivered rates and not the delivered commercial rate RV parks pay which also includes meter charges, availability charges, taxes, etc.
Theft of Service Law According to Texas Penal Code Section 31:04 (b), any guest who leaves without paying for site services or who refuses to pay for site services when due is subject to criminal prosecution. We are providing service hook-ups for your RV. We require full payment in advance and will prosecute any violations under the “THEFT OF SERVICES LAW”.
Service Agreement Rental of an RV space does not constitute a landlord/tenant agreement. Payment for sites including cabin rentals is entirely for services rendered under a host/guest arrangement. You will not have any tenant rights if you are evicted from the park for any reason.
